How long will the loan process take?

The Truth in Lending Act (TILA) does not permit a lender to close a loan until at least seven (7) business days have passed from the date your application was received. A typical home loan takes 30 days, as a number of third-party services such as appraisals, title work, and credit are required in conjunction with the mortgage process. Once you familiarize your Loan Officer with the details of your specific loan scenario, they will be able to provide you with a more specific timeline.

Will I qualify for a home loan?

The only way to find out is to speak with a qualified mortgage professional. Our Loan Officers have helped numerous clients who didn’t know if they could qualify to become home owners. We take the time to understand your financial situation and long-term financial goals, and then match you with the loan program that best fits your needs. Your approval for a loan may also largely depend on the price of the home you are financing. Should I lock my interest rate now, or wait until we are closer to our closing?

Interest rates fluctuate all day, every day. If an interest rate is good, it may be in your best interest to lock now. If you wait, you run the risk of an increase in rates later. If you are concerned that rates may go down after you lock, contact your Loan Officer to discuss your options. Some programs allow you to lock for an extended period and choose to lower your rate should a better one become available.

For buyers considering waiting twelve months Lisette offers a clear perspective. Prices will continue to rise. Not at the explosive pace of the COVID years but consistently upward. And when rates do fall meaningfully the buyers who have been waiting will flood back into the market simultaneously. That surge in demand against limited inventory creates exactly the competitive pressure that makes buying harder and more expensive. You are not waiting for a better market. You are waiting to compete against more people for the same properties at higher prices.

The smarter approach is to work backwards from a monthly payment you are genuinely comfortable with. Find out what purchase price that payment supports at current rates. Then look for what is available in that price range and make a decision based on real numbers rather than rate predictions.

The Biggest Mistake Buyers Are Making Right Now

Counting themselves out before having the conversation. Lisette has spoken with buyers who assumed they needed twenty percent down or a hundred thousand dollars in cash and discovered they could buy with very little money out of pocket or in some cases nothing at closing.

Rhode Island still has low inventory and if your home is priced correctly you will sell well. The data still supports multiple offers on well-priced properties. Lisette had a listing go under contract sight unseen above asking price with inspections waived because it was priced accurately from the start.

The mistake sellers are making is pricing based on the COVID market where anything listed sold quickly and above asking regardless of condition or location. That market is gone. Today's buyers are selective. They have non-negotiables and they will move on if the price does not reflect reality.

The higher the price they recommend the higher their commission. When they recommend something lower than your number they are demonstrating that your outcome matters more than their paycheck.

Pricing two to three percent below the comparable sales can create an auction environment that actually drives the final price above what an aspirational list price would have achieved. Lisette witnessed a home listed at $350,000 draw so many buyers to the showing that finding parking was difficult. The competitive showing environment produced multiple offers and drove the final price higher through genuine buyer competition rather than a seller's optimistic starting point.
